A good central air conditioner will typically work for about 12 years before needing to be replaced, but the high cost of buying a new unit means you should do everything you can to keep your existing central AC working for as long as possible.
You may want to test your ac unit now while there’s still time to fix any potential problems. If you do find a problem you might want to try some of these air conditioner troubleshooting methods before calling in a repairman. Here are some things you can do to keep your central AC unit in decent working condition:
Keep It Clear: The big fan housing part of your air conditioner unit outside your house is called the condenser and it’s what actually cools a Freon liquid in the coils of your air conditioner. It’s important to keep the condenser unblocked and make sure there is nothing blocking the airflow. Things like grass, bushes and even kids toys can all damage an air conditioner unit if left against the condenser.
Shade Your Air Conditioner Unit: Putting your AC unit in the shade could reduce how hard it has to work and some estimates place the energy savings around nearly 10%! A US Department of Energy report recommends putting trees or some sort of shade structure around your central AC unit so that it doesn’t have to run as hard to stay cool. Some high-end and commercial air conditioner units actually have sensors in them that can adjust to hotter temperatures.
Check your Air Conditioner Often: Giving your AC a regular “check up” will really help keep it working. First, you’ll need to change your home air filter every three to six months. These filters can get blocked with dirt and limit the amount of cold air you’re getting in your home. A very blocked filter can actually destroy an air conditioner unit and require it to be replaced.
Regular maintenance all year around will help you stay cool for longer and with less air conditioner breakdowns on those days when the temperature reminds you that it’s summer! I hope this helps you save some money and helps your air conditioner unit keep cool this summer!

Yes, I agree with your on that. Regular air conditioner maintenance by a profession is really helpful to the units and to the homeowner.
Here are maintenance tips:
Rinse your condenser or clean it. Yeah, it does help air conditioner efficiency by rinse it.
Don’t forget the indoor evaporator coils.
The indoor coil is a bit more complicate, since remove the access door to get in the coil to clean it. If you’re lucky, there’s a panel on your furnace plenum that you can remove so you can vacuum the a-coil.
However, if your furnace is like most the plenum doesn’t have an access panel and you would need to make one.
Cleaning dirt, leaves and other debris from the condensing coils
Checking condensing coil fins for damage
Lubrication of fan bearings
Inspection of fan for damage
